Senprop Referral Program - Terms & Conditions

1. How It Works

The Senprop Referral Program allows approved real estate agents to earn cash bonuses for referring rental property owners to our platform. To qualify, the referred property owner must sign up for Senprop’s property management services and remain active for at least 30 consecutive days.

2. Payout Structure

Referral bonuses are structured on a first-time basis, meaning the payout per property increases as you reach specific milestones. Once a milestone is reached, all future referrals within that rolling 12-month period will be paid at the higher tier rate.

  • 1-14 homes: $500 per home
  • 15-29 homes: $750 per home
  • 30+ homes: $1,000 per home

The referral count resets every 12 months, meaning that at the start of each rolling year, new referrals will begin again at the $500 per home tier. The first 14 homes referred within that new period will earn $500 each, after which the payout increases accordingly.

3. Eligibility & Requirements

  • Referrals must be made prior to the property owner signing up with Senprop.
  • Only real estate professionals in approved service areas are eligible for referral bonuses.
  • Properties must remain actively managed by Senprop for at least 30 days before a referral payment is issued.
  • Self-referrals, referrals from immediate family members, or existing Senprop customers do not qualify.
  • Referrals cannot be transferred, resold, or combined with any other incentive program.

4. Payment Terms

  • Referral payments are issued 14 days after the referred property completes 30 active days.
  • Payments are made via direct deposit or check as specified in the referral application.
  • Bonuses are not earned if the property owner cancels before 30 active days.
  • Taxes on referral earnings are the responsibility of the recipient.

5. Tracking Your Referrals

Approved real estate agents will receive access to Senprop’s Referral Portal, where they can track all pending, current, and past referrals in real time. This portal allows users to monitor referral status, expected payments, and tier progress.

6. Disqualifications & Fraud Prevention

  • Senprop reserves the right to deny any referral for any reason at its sole discretion.
  • Referrals made through fraudulent, misleading, or deceptive means will be automatically disqualified.
  • Agents found to be abusing or exploiting the program will be permanently removed.
  • All referral claims are subject to verification before any payment is issued.

7. Program Changes & Limitations

  • Senprop reserves the right to modify, suspend, or terminate the referral program at any time.
  • Referrals made before a program change will be honored under the terms in place at the time of submission.
  • Senprop maintains sole discretion to approve or deny any referral.

8. Liability & Disputes

  • Senprop is not responsible for disputes between agents and property owners regarding referral eligibility.
  • In the event of a disagreement, Senprop’s decision is final.
  • Any disputes related to the referral program are governed by the laws of the state where Senprop operates.

9. Stripe Integration & Payment Process

Senprop integrates with Stripe to securely handle payments, tax reporting, and compliance. All referees will be required to create a Stripe Referee Account to receive payouts. Stripe will manage tax documentation, including W-9 collection and 1099-NEC issuance at year-end.

To receive referral payments, referees must provide the following through the Stripe onboarding process:

  • Legal Name or Business Name (as registered for tax purposes).
  • Valid Taxpayer Identification Number (TIN, SSN, or EIN).
  • Bank Account Information for direct deposit payments.
  • Completed W-9 Form for IRS tax reporting.
  • Valid Government-Issued ID (if required by Stripe for verification).

Payments will only be issued to referees who have successfully completed Stripe onboarding and submitted all required information. At the end of each calendar year, Stripe will automatically issue a 1099-NEC form to referees who have earned $600 or more, which will be reported directly to the IRS.
